1.) Ramsey Health Care LLC are requesting a Special Exception to operate a nursing home at 2320 North Montgomery Road. The property is zoned R-4. The Special Exception is required to operate a nursing home in an R-4 district per section 155.019 (B) (2) of the Zoning Ordinance.
2.) Sun Properties Group LLC and Schreiber & Whitaker LLC are requesting variances to reduce fron yard setbacks to 15 feet for Lots Number 201, 202 , 203, 204, 205, 206, 207, 210, 213, 216, 217, 219, 220, 221, 223, 224, 232, 233, 234, 235, 237, and 239; to reduce the front yard setback to 13 feet for Lot Number 236 and to reduce the front yard setback to 10 feet for Lot Number 239, all of the preceding enumerated lots being in West Ridge Phase II Subdivision. All of those lots are zoned R-2. The minimum permitted front yard in an R-2 District is 25 feet measured from the front property line. They are also requesting variances to rear yard setbacks to 12 feet for Lot Number 232, 1 foot for Lot Number 235, 22 feet for Lot Number 26 and 9 feet for Lot Number 239, all of the preceding enumerated lots being in West Ridge Phase II Subdivision. All of those lots are zoned R-2. The minimum permitted rear yard in an R-2 District is 30 feet measured from the rear property line.
